How much stamp duty?

SDLT for England and Northern Ireland at 2026/27 rates, with first-time buyer relief and the 5% additional property surcharge. Scotland charges LBTT and Wales charges LTT on different bands, so use your national calculator for those.

Will the rent pass a lender's stress test?

Buy-to-let lending is decided by the interest cover ratio: annual rent against the mortgage interest calculated at a stressed rate, not the rate you will pay. The cover a lender demands depends on your income tax band.

What does overpaying save?

Overpaying attacks the capital directly, so every pound removes all the future interest that pound would have cost. Small, consistent amounts do far more than people expect. Most fixed deals let you overpay 10% of the balance a year without penalty.

Check your annual overpayment allowance first. Going over it usually triggers an early repayment charge, which wipes out the benefit.

A better rate is only a better deal after the cost of getting to it. This nets the early repayment charge and the product fee off the saving, over the period you would actually hold the new rate.
